Notice is hereby given that, Regional Trustee Services Corporation, the duly appointed Successor Trustee, will on June 3, 2005, at the hour of 11:00 AM, of said day, at the main entrance to Alliance Title & Escrow Corp., 105 Pine Street, Sandpoint, ID, sell at public auction to the highest bidder, for cash, in lawful money of the United States, all payable at the time of sale, the following described real and personal property (hereafter referred to collectively as the "Property"), situated in the County of Bonner, State of Idaho, to-wit: EXHIBIT "A" The land referred to in this policy is situated in the State of Idaho, County of Bonner, and is described as follows: The East half of the Southwest quarter of the Southeast quarter of Section 30, Township 56 North, Range 5 West, Boise Meridian, Bonner County, Idaho; LESS part of the East half of the Southwest quarter of the Southeast quarter in said Section 30, described as follows: Beginning at the Southeast corner of Section 30, thence West, a distance of 1328.1 feet, to a point on the Section line, thence; North 1o East, a distance of 24.8 feet, to a fence intersection and the True Point of Beginning; Thence West, a distance of 159.0 feet; Thence North 1o24' East, a distance of 140.0 feet; Thence North 30o26' West, a distance of 77.0 feet; Thence North 36o44' West, a distance of 107.0 feet; Thence North 15o40' West, a distance of 374.0 feet; Thence North 17o03' West, a distance of 249.0 feet; Thence North 33o53' East, a distance of 493.0 feet; Thence East, a distance of 170.0 feet, to a point marked by 5/8 inch reber; Thence South 1o West, a distance of 1296.4 feet, to the True Point of Beginning. The Trustee has no knowledge of a more particular description of the above-referenced Property but, for purposes of compliance with Section 60-113 of Idaho Code, the Trustee has been informed that the address of 36 Blackthorn Road, Oldtown, ID 83822, is sometimes associated with said real property. Said sale will be made without covenant or warranty regarding title, possession or encumbrances to satisfy the obligation secured by and pursuant to the power of sale conferred in the Deed of Trust executed by William D Mayfield and Jennifer E Mayfield, husband and wife, as Grantor, to Chicago Title Insurance Company, as Trustee, for the benefit and security of Bank of America, N.A., as Beneficiary, dated 2/5/2002, recorded 2/19/2002, under Instrument No. 596617, Mortgage records of Bonner County, Idaho, the beneficial interest in which is presently held by Bank of America, N.A.. The above Grantors are named to comply with Section 45-1506(4)(A), Idaho Code. No representation is made that they are, or are not, presently responsible for this obligation.
