NOTICE OF TRUSTEE'S SALE

On Thursday, the 23rd day of February, 2006, at the hour of 11:00 a.m. of said day, in the lobby of Alliance Title & Escrow Corp., 105 Pie Street, Sandpoint, Bonner County, State of Idaho, HOLGER UHL as successor Trustee, will sell at public auction, to the highest bidder, for cash, in lawful money of the United States, all payable at the time of sale, the following described real property, situated in the County of Bonner, State of Idaho, to-wit:

LOT 7 IN BLOCK 3 OF SILVER BIRCH ACRES, ACCORDING TO THE PLAT THEREOF, RECORDED IN BOOK 3 OF PLATS, PAGE 104, RECORDS OF BONNER COUNTY, IDAHO.

The Trustee has no knowledge of a more particular description of the above referenced real property, but for purposes of compliance with Section 60-113 Idaho Code, the Trustee has been informed that the street address of 283 South Rena Road, Old Town, Idaho 83822, is sometimes associated with this real property.

Said sale will be made without covenant or warranty regarding title, possession or encumbrance to satisfy the obligation secured by and pursuant to the power of sale conferred in the deed of trust executed by BEN F. OWINGS and MAUREEN T. OWINGS, husband and wife, as Grantor, to SANDPOINT TITLE INSURANCE, INC., as Trustee, and to Holger Uhl, a member of the Idaho State Bar, as successor Trustee, for the benefit and security of NEW CENTURY MORTGAGE CORPORATION, as Beneficiary, recorded October 5, 2001, as Instrument No. 589039, Mortgage records of Bonner County, Idaho, and to U.S. BANK, N.A., AS TRUSTEE FOR NEW CENTURY HOME EQUITY LOAN TRUST, SERIES 2002-A ASSET-BACKED PASS-THROUGH CERTIFICATES SERIES 2002-A, a successor Beneficiary by Assignment recorded January 4, 2005, as Instrument No. 667432, records of Bonner County, Idaho.

The default for which this sale is to be made is:

Failure to pay principal and interest payments on the original loan amount of $102,000.00, with interest thereon at a variable rate, presently the rate of 8.26% per annum, with monthly payments of $766.44 for principal, interest, taxes and insurance due and owing for the month of November 2003, and each and every month thereafter, through the date of reinstatement or sale, along with all final costs, fees and late charges associated therewith; and the balance owing as of September 26, 2005, on the obligation secured by the Deed of Trust is $117,452.41; consisting of $100,284.19 principal, $16,671.90 accrued interest, $268.31 late charges, and $228.001 escrow impound shortage, with interest accruing on the unpaid principal at an annual rate of 8.26%;
