NOTICE IS HEREBY GIVEN that the Bonner County Planning and Zoning Commission will hold public hearings at the following times on Thursday, January 11, 2007, in Courtroom 4 of the Bonner County Courthouse, 215 S. First Avenue, Sandpoint, Idaho, to consider the following requests:

5:00 P.M. - FILE C868-06 - CONDITIONAL USE PERMIT FOR A PUBLIC UTILITY COMPLEX FACILITY - SAGLE FIRE DISTRICT is seeking a conditional use permit to allow for a public utility complex facility for a fire district substation. The subject property is zoned Suburban 1/3, and is located off Dufort Road +/-6 miles southeast of Priest River, south of the Pend Oreille River, in Section 1, Township 55 North, Range 4 West. The proposed site adjoins The Crossing residential development.

5:15 P.M. - FILE C858-06 - CONDITIONAL USE PERMIT FOR A MILL YARD DEBRIS LANDFILL - STIMSON LUMBER COMPANY is seeking conditional use permit approval for a Tier II, non-municipal, wood, boiler ash, and mill yard debris landfill. The 52-acre site, with 8.7 acres devoted to the landfill and processing, is zoned Rural. The site is located +/-2 miles southwest of the City of Priest River off of Hoop Loop Road in Section 34, Township 56 North, Range 5 West, B.M.

5:30 P.M. - FILES C835-05 - CONDITIONAL USE PERMIT FOR A PLANNED UNIT DEVELOPMENT & FILE S1276-05 - CABINET MOUNTAIN ESTATES - PRELIMINARY PLAT - DAVID ALLEN is seeking approval of a small-scale planned unit development and preliminary plat to subdivide a 31.34-acre parcel into +/-6.43 acres of open space and 7 residential lots ranging in size from 2.5 to 5 acres. The site is zoned Rural and is located on Trapper Creek Road, +/-15 miles northeast of Sandpoint, in Section 1, Township 58 N Range 1East, B.M.

6:15 P.M. - FILE S1343-06 - TIMBERLINE MEADOWS AT GARFIELD BAY - PRELIMINARY PLAT -TIMBERLINE PLANNING & DEVELOPMENT LLC, JAY SHATTO & BOB WEBER are requesting approval to subdivide two parcels with a total of +/-5.47 acres into 6 lots between +/-1.07 and 0.28 acres. The site is zoned Recreation and is located off of Garfield Bay Road, +/-14 miles southeast of Sandpoint in Section 21, Township 56 North, Range 1 West, B.M.

6:30 P.M. - FILES ZC326-06 - ZONE CHANGE REQUEST: RURAL TO RECREATION - FILE C865-06 - CONDITIONAL USE PERMIT FOR A PLANNED UNIT DEVELOPMENT AND PUBLIC/PRIVATE UTILITY COMPLEX FACILITY (PUCF) & FILE S1412-06 - BEHRENS ESTATES - PRELIMINARY PLAT - RSB DEVELOPMENT is seeking approval for a zone change from Rural (5-acre minimums and residential/agricultural uses) to Recreation (12,000 square feet to 2.5-acre minimums and residential/recreational uses) to allow for a planned unit development on +/-25 acres on the Hope Peninsula. The applicant proposes 8 acres of common area and 12 +/-1-acre residential lots to be served by a community water system comprising a "public utility complex facility." The property is generally located off East David Thompson Road in Section 13, Township 56 North, Range 1East.

7:15 P.M. - FILE S1153-05 - THE RANCH AT RIVERBEND - PRELIMINARY PLAT - THE RANCH AT RIVERBEND, LLC is requesting approval of a preliminary plat in order to subdivide a +/-80-acre parcel into 9 lots, ranging in size from 1.08 to 4.19 acres and a +/-67-acre designated remainder. The site is located along the south side of the Pend Oreille River, +/-9 miles southeast of the City of Priest River in Sections 28 and 29, Township 56 North, Range 3 West, B.M. The site is zoned Suburban 1/3.
