NOTICE OF PUBLIC HEARINGS

NOTICE IS HEREBY GIVEN that the Bonner County Commissioners will hold public hearings at the following times on Wednesday, August 2, 2006, in the Board Room of the Bonner County Courthouse, 215 S. First Avenue, Sandpoint, Idaho, to consider the following requests:

1:30 P.M. - FILE S1227-05 - PRELIMINARY PLAT - VALLEYVIEW - RICHARD AND RUTH TUCKER are requesting to subdivide a +/-69 acre parcel into seven lots ranging in size from 7.59 to 10.64 acres in size. The site is zoned Rural and is located off of West Elmira Road and White Mountain Road, approximately 15 miles north of the city of Ponderay in Section 4, Township 59N, Range 1W. The Planning & Zoning Commission at its public hearing of June 8th, recommended approval of this application to the Board of County Commissioners.

1:45 P.M. - FILE C843-05 - CONDITIONAL USE PERMIT FOR A PLANNED UNIT DEVELOPMENT & FILE S1324-05 - TUPELO RIDGE ESTATES - PRELIMINARY PLAT - TIMBERLINE FOREST PRODUCTS, LLC is seeking approval for a small-scale planned unit development and preliminary plat consisting of 10 single-family dwellings on lots ranging in size from 0.63 to 13 acres and 3.7 acres of common area. The applicant has submitted a project revision to extend the side lot lines of Lots 6-8 of Block 2 to encompass +/-2 acres of area previously designated common area. The 41.3-acre parcel is zoned Rural and Suburban and is located west of Syringa Heights and Upper Syringa Heights Roads. The site is located in Section 29, Township 57 North, Range 2 West, north of Dover and west of Sandpoint. The Planning & Zoning Commission at its public hearing of June 8th, recommended approval of these applications to the Board of County Commissioners.

2:15 P.M. - FILE SS896-01 - PRELIMINARY PLAT - ZUANICH ACRES - PATRICIA AND JOHN ZUANICH are proposing to subdivide 36.97 acres into two, 8.48-acre lots and one 20-acre designated remainder. The property is located +/-17 miles south of Sandpoint off Highway 95 and Huckleberry Mountain Road. The site is zoned Rural and is located in Section 36, Township 55 North, Range 3 West, B.M., west of the Burlington Northern - Santa Fe Railroad.

Please contact the Bonner County Planning Department the day before the scheduled hearings to verify if these items will be heard on the date and at the time specified or continued to another date and time.
