NOTICE OF PUBLIC HEARINGS

NOTICE IS HEREBY GIVEN that the Bonner County Commissioners will hold public hearings at the following times on Wednesday, June 28, 2006, in Courtroom 4 of the Bonner County Courthouse, 215 S. First Avenue, Sandpoint, Idaho, to consider the following requests:

4:00 P.M. - FILE SS1255-05 - HUBSON ESTATES - PRELIMINARY PLAT - CHARLES & LORRAINE HUBBARD & LELAND & JANE JOHNSON are seeking approval to subdivide a 20-acre parcel into four residential lots of 5 acres each. The site is zoned Rural and is located on Old House Road, +22 miles south of Sandpoint, in Section 26, Township 54 North, Range 3 West, B.M.

4:15 P.M. - FILE ZC314-05 - ZONE CHANGE REQUEST: SUBURBAN TO SUBURBAN-1/3 - TIM MC DONNELL/MC DONNELL CONSTRUCTION INC. is seeking approval to rezone +5.77 acres from Suburban (1-acre site area minimums) to Suburban 1/3 (12,000 square foot site area minimums). The site is located on the north side of Pine Street adjacent to Chuck Slough and +200 feet west of the Sandpoint city limits in Section 21, Township 57 North, Range 2 West, B.M. The Planning and Zoning Commission, at the regularly scheduled public hearing of December 1, 2005, recommended denial of this file to the Board of County Commissioners. The Board heard this application February 1, 2006, but at the request of the applicant has agreed to rehear the matter because the original vote ended in a tie.

4:15 P.M. - FILE S1200-05 - LARKHAVEN - PRELIMINARY PLAT - TIM MC DONNELL/MC DONNELL CONSTRUCTION INC. is seeking to subdivide +5.77 acres into 14 residential lots, in conjunction with a zone change request to Suburban 1/3. The site is located on the north side of Pine Street adjacent to Chuck Slough and +200 feet west of the Sandpoint city limits in Section 21, Township 57 North, Range 2 West, B.M. The Planning and Zoning Commission, at the regularly scheduled public hearing of December 1, 2005, recommended denial of this file to the Board of County Commissioners. At the February 1, 2006, the Board remanded this file to the applicant for redesign. The applicant has submitted a revised preliminary plat which alters the location of the interior subdivision road.

Please contact the Bonner County Planning Department the day before the scheduled hearings to verify if these items will be heard on the date and at the time specified or continued to another date and time.

IN THE EVENT THAT COURTROOM 4 IS NOT AVAILABLE, THE HEARINGS COULD BE RELOCATED TO ANOTHER PUBLIC LOCATION WITHIN WALKING DISTANCE. SIGNS WILL BE POSTED IDENTIFYING THE NEW LOCATION.
