SUMMARY OF KOOTENAI ORDINANCE NO 159

AMENDING THE KOOTENAI ZONING MAP

The city of Kootenai , Idaho, hereby gives notice of the adoption of Kootenai Ordinance No. 159, the Seven Sisters Zoning Ordinance, amending the zoning designation of lands as follows:

Amending from Commercial to Residential the following property

A tract of land located in a portion of the Southeast Quarter of Section 1, Township 57 North, Range 2 West, Boise Meridian, city of Kootenai, Bonner County, Idaho, more particularly described as follows:

More specifically, that portion lying North of the extended centerline of Second Avenue of the tract described as follows:

Commencing at the Southwest corner of said Southeast Quarter of Section 1; thence North 89 degrees 16'56" East along the South line of said Southeast Quarter a distance of 902.00 feet;

thence North 0 degrees 45'52" West a distance of 265.69 feet to a point on the Northerly right of way of State Highway No. 200;

thence North 0 degrees 45'42" West a distance of 200.95 feet to a point on the Northerly right of way for First Avenue, said point being the True Point of Beginning;

thence North 0 degrees 45'42" West along the East boundary of the Plat of Kootenai Townsite as recorded in Book 1 of Plats, Page 84, records of Bonner County, Idaho, and along a northerly projection of said East boundary, a distance of 856.23 feet to appoint on the North line of the South Half of the Southeast Quarter of said Section 1:

thence North 89 degrees 22'23" East along said North line a distance of 566.35 feet to the Northeast corner of the Seven Sisters commercial property;

thence South 0 degrees 45'62" East along the East line of Seven Sisters a distance of 696.14 feet to a point on said Northerly right of way;

thence South 65 degrees 53'10" West along said right of way a distance of 484.32 feet;

thence North 76 degrees 08'06" West along the Northerly right of way of First Avenue a distance of 125.28 feet to the True Point of Beginning.

The ordinance further provides that the official zoning map and the comprehensive plan map of the City shall be changed to depict the zoning authorized hereby and provides that the amendment to the zoning shall be in effective upon publication of this summary.
