NOTICE OF PUBLIC HEARINGS

NOTICE IS HEREBY GIVEN that the Bonner County Planning and Zoning Commission will hold public hearings at the following times on Thursday, July 13, 2006, in Courtroom 4 of the Bonner County Courthouse, 215 S. First Avenue, Sandpoint, Idaho, to consider the following requests:

5:00 P.M. - FILE C840-05 - CONDITIONAL USE PERMIT FOR MINING - ROD & CONNIE TROUDT are seeking a conditional use permit for a gravel mine and rock crushing operation. The site is zoned Rural and is accessed from U.S. Highway 2 West, +/-1 mile west of the city of Priest River, in Section 22, Township 56 North, Range 5 West, B.M.

5:45 P.M. - FILE V361-06 - VARIANCE REQUEST: COMMERCIAL SETBACKS - ALBERT DENNETT/UNIVERSAL CAPITAL ENTERPRISES are requesting a +/-35 foot front yard commercial setback, where 37.5 is required, and a 34-foot side yard commercial setback, where 75 feet is required from a U.S. highway, in order to place and operate a commercial coffee stand. The site is zoned Commercial and is located at the intersection of U.S. Highway 95 and Sagle Road in Section 15, Township 56 North, Range 2 West, +/-5 miles south of Sandpoint.

6:00 P.M. - FILE - S1348-06 - FLOYD ACRES PRELIMINARY PLAT - ALVIE FLOYD is requesting preliminary plat approval to subdivide +/-127 acres into 20 residential lots ranging in size from 5 to 10.25 acres. The site is located +/-2 miles west of Priest River on the north side of U.S. Highway 2 West, north and east of the Mormon Church. The property is zoned Rural and is located in Section 21, Township 56 North, Range 5 West, B.M.

6:30 P.M. - FILE S1288-05 - RISING HAWK RIDGE - PRELIMINARY PLAT - EILEEN ESPLIN is requesting to subdivide a +/-41 acre parcel into six 5-acre residential lots and one 10.2-acre lot. The site is zoned Rural and is located off of Rising Hawk Ridge, a private ingress/egress easement from Box Canyon Road, +/-16 miles northeast of the city of Kootenai in Sections 1 and 12, Township 58 North, Range 1 East.

7:00 P.M. - FILE S1341-06 - SADDLE RIDGE - PRELIMINARY PLAT - CARL G. OBLINGER TRUST is requesting to subdivide a +/-92.7 acre parcel into 18 lots of 5 to 6.3 acres in size. The site is zoned Rural and is located off of South Sagle Road, +/-10 miles southeast of the City of Sandpoint in Section 23, Township 56 North, Range 2 West.
