NOTICE IS HEREBY GIVEN that the Bonner County Planning and Zoning Commission will hold public hearings at the following times on Thursday, December 7, 2006, in Courtroom 4 of the Bonner County Courthouse, 215 S. First Avenue, Sandpoint, Idaho, to consider the following requests:

5:00 P.M. - FILE C847-06 - CONDITIONAL USE PERMIT FOR AN ANIMAL SHELTER - MICHAEL SOWDERS/LIFE-TIME FRIENDS ANIMAL SANCTUARY are seeking conditional use permit approval to bring into conformance with zoning codes an existing cat sanctuary/animal shelter for 250 felines on +/-10-acres in the Blacktail area of Bonner County. The site is zoned Rural and is located off of Dockins Road +/-20 miles south of Sandpoint in Section 32, Township 55N, Range 2W. The site is described as Lot 2 of Animal Haven subdivision.

6:00 P.M. - FILE S1153-05 - THE RANCH AT RIVERBEND - PRELIMINARY PLAT - THE RANCH AT RIVERBEND, LLC is requesting approval of a preliminary plat in order to subdivide a +/-80-acre parcel into 9 lots, ranging in size from 1.08 to 4.19 acres and +/-67-acre designated remainder. The site is located along the south side of the Pend Oreille River off Dufort Road, +/-9 miles southeast of the City of Priest River in Sections 28 & 29, Township 56 North, Range 3 West. The site is zoned Suburban 1/3.

6:45 P.M. - FILE C853-06 - CONDITIONAL USE PERMIT FOR A PLANNED UNIT DEVELOPMENT & FILE S1362-06 - CAMP RUNAMUCKA - PRELIMINARY PLAT - GLENN HARVEY & LESLIE WOOD are seeking approval for a planned unit development and preliminary plat to subdivide 32.6 acres into eight residential lots ranging in size from 0.87 of an acre to 9.62 acres and +/-9.57 acres of common area. The site is located on the Pend Oreille River, north of Dufort Road, +/-16 miles southwest of Sandpoint. The property is zoned Suburban 1/3 and is located in Section 31, Township 56 North, Range 3 West, B.M.

7:15 P.M. - FILE V366-06 - VARIANCE REQUEST: FRONT YARD SETBACK - LEANNE ANDERSON & GEORGE WHITE are requesting variance approval for a +/-16-foot front yard setback, where a 25-foot setback is required, to complete a single-family dwelling with an attached garage. The subject property is zoned Rural, and is located off Sandpiper Shores Road, on the north end of Priest Lake in Section 10, Township 62 North, Range 4 West, B.M. The property is described as Lot 2, Block 1, of Sandpiper Shores subdivision.

7:30 P.M. - FILE ZC324-06 - ZONE CHANGE REQUEST: RURAL TO RURAL SERVICE CENTER - TERRY & CAROLE CHOWNING are requesting to rezone a +/-7-acre portion of 21 acres from Rural (5-acre minimums and residential/agricultural uses) to Rural Service Center (10,000 square feet to 2.5-acre minimums and a mixture of residential, commercial and light-industrial uses) in order to allow the parcel to be eligible for commercial operations permitted by Bonner County's land use codes. The property is located +/-_ mile northwest of Clark Fork on U.S. Highway 200, in Section 34, Township 56 North, Range 2 East, B.M.

7:45 P.M. - FILE ZC322-06 - ZONE CHANGE REQUEST: RURAL TO RURAL SERVICE CENTER - MARK & TAMMY PALANIUK are seeking to rezone +/-4 acres located in the general Westmond area from Rural (5-acre minimums and residential/agricultural uses) to Rural Service Center District (10,000 square feet to 2.5-acre minimums and a mixture of residential, commercial and light-industrial uses). The site is located +/-8 miles south of Sandpoint, south of the Westmond Bridge on U.S. Highway 95. The property is described as a portion of the southwest quarter of Section 32, Township 56 North, Range 2 West, B.M.

NOTICE is hereby given that the Ponderay Planning and Zoning Commission shall conduct a Public Hearing on Wednesday, the 13th day of December, 2006, at Ponderay City Hall, 288 4th Street, commencing at 7:00 p.m. Said hearing is for the purpose of public input for the following:

1. A special use request by Ford Elsaesser (to be assigned to a qualified 501 (c) (3) nonprofit corporation/foundation) for an animal shelter in the commercial zone.
