NOTICE OF TRUSTEE'S SALE

On April 25th, 2008 at the hour of 10:00 a.m. on said day, at the front door of First American Title Company, 6419 North Second Ave. Sandpoint, ID 83864.

Bruce J. Blohowiak, as successor trustee, will sell at public auction, to the highest bidder, for cash, in lawful money of the United States, all payable at the same time of sale, the following described real property, situated in the County of Bonner, State of Idaho, and described as follows, to wit:

LOT 5 IN BLOCK 1 OF LAKE PARK ADDITION TO SANDPOINT, IDAHO, ACCORDING TO PLAT THEREOF, RECORDED IN BOOK 1 OF PLATS, PAGE 86, RECORDS OF BONNER COUNTY, IDAHO

THE TRUSTEE HAS NO KNOWLEDGE OF A MORE PARTICULAR DESCRIPTION OF THE ABOVE DESCRIBED REAL PROPERTY, BUT FOR PURPOSES OF COMPLIANCE WITH IDAHO CODE, SECTION 60-113, THE TRUSTEE HAS BEEN INFORMED THAT THE STREET ADDRESS OF: 502 S. 4TH Ave., Sandpoint, ID 83864, MAY SOMETIMES BE ASSOCIATED WITH SAID REAL PROPERTY.

Said sale will be made without covenant or warranty regarding title, possession or encumbrances to satisfy the obligation secured by and pursuant to the power of sale conferred in the deed of trust executed by PASQUALE MERCURI, A MARRIED MAN AS HIS SOLE AND SEPARATE PROPERTY as TRUSTOR to SANDPOINT TITLE INSURANCE as original Trustee, and FIRST FRANKLIN A DIVISION OF NAT. CITY BANK OF IN. the beneficiary, on that certain Deed of Trust dated September 29, 2005 and recorded September 30, 2005 under Bonner County Recorder's no. 688556. The beneficial interest of which was assigned to Citybank, N.A., as Trustee for First Franklin Mortgage Loan Trust, Mortgage Loan Asset-Back Certificates, Series 2005-FF12 is the current holder of the beneficial interest under the following described Deed of Trust by an instrument dated October 15th, 2007 and recorded December 4, 2007 as Instrument number 742071, Records of Bonner County, Idaho. THE ABOVE GRANTORS ARE NAMED TO COMPLY WITH SECTION 45-1506(4)(a), IDAHO CODE. NO REPRESENTATION IS MADE THAT THEY ARE, OR ARE NOT, PRESENTLY RESPONSIBLE FOR THIS OBLIGATION.

The failure to pay, when due, under said Deed of Trust, monthly, principal, interest taxes, and insurance payments in an amount not less than $1,515.25 for the month of June 2007, and each month thereafter together with accrued late charges and other costs and fees as provided by the Deed of Trust Note and Deed of Trust; and the principal balance owing as of this date on the obligation secured by said deed of trust is $259,794.43 excluding interest and costs and expenses actually incurred in enforcing the obligations there under or in this sale, as trustee's fees and/or reasonable attorney's fees as authorized in the promissory note secured by the aforementioned Deed of Trust.
