Phase one of University Place subdivision approved

SANDPOINT — In a 4-1 vote, council members approved the final design of the University Place subdivision and the dedication of its eastern wetlands to the Kaniksu Land Trust.

The subdivision was previously known as the University Park subdivision, but the developer changed the name due to another development in the county claiming the name first, said interim City Planner Daren Fluke.

The 74-acre development is located on North Boyer Avenue south of East Mountain View Drive. When originally approved back in December 2020, the subdivision proposed 153 lots zoned as single family residential.

On an earlier approval the developer put in the public infrastructure, which is built in phases, Sandpoint Public Works Director Amanda Wilson said.

Since then, the original development has been split into two parcels due to separate ownership of the land. The east parcel came before Sandpoint City Council on Sept. 1 for final approval of the subdivision.

The first phase of the development was approved at the Sept. 1 council meeting. This phase of the development will have 53 lots and is zoned as single family residential.

The other phases of the development will come before the council for approval in future meetings.
