NOTICE OF TRUSTEE'S SALE At 10:00 o'clock A.M. (recognized local time) on January 06, 2022, in the Office of First American Title Company, located at, 414 Church St., Suite 200, Sandpoint Idaho, First American Title Company as Trustee, will sell at public auction, to the highest bidder, for cash, in lawful money of the United States, all payable at the time of sale, the following described real property, situated in Bonner County, Idaho, and described as follows, to-wit: PARCEL I: Lot 7, Block 9, 3RD ADDITION TO PONDEROSA PARK, according to the plat thereof, recorded in Book 7 of Plats, Page 210, records of Bonner County, Idaho. PARCEL II: Lot 8, Block 9, 3RD ADDITION TO PONDEROSA PARK, according to the plat thereof, recorded in Book 7 of Plats, Page 210, records of Bonner County, Idaho. Information concerning the foreclosure action may be obtained from the Trustee, whose telephone number is (208) 785-2515. According to the Trustee's records, Parcel RPS37750090070A, Sandpoint, Idaho 83864 is sometimes associated with said property. Said sale will be made without covenant or warranty regarding title, possession, or encumbrances to satisfy the obligations secured by and pursuant to the power of sale conferred in the Deed of Trust executed by, Juan Toro Living Trust dated March 7, 2017, Jan Arthur Bull, Trustee as Grantor(s), First American Title Company, as Trustee, for the benefit and security of, Albright & Thurston Inc., an Idaho Corporation, as Beneficiary; said Deed of Trust was recorded July 14, 2017 as Bonner County Recorder's Instrument No. 908166. The default for which this sale is to be made is as follows: Failure to make the monthly payment of $394.03 due for January 2021 and a like sum of $394.03 due for each and every month thereafter.
