NOTICE OF PUBLIC HEARING NOTICE IS HEREBY GIVEN that the City of Ponderay Planning and Zoning Commission will hold public hearing on Thursday, May 12, 2022, at 5:30 p.m., to consider the following request: File LS22-039, Lot Line Adjustment, Replat of Ponderay, Block 10, Lots 21-24: 688 Cedar Bouse LLC is proposing a lot line adjustment to reduce 4 legal non-conforming lots of record to three and reorient them. Currently all four lots face Cedar Ave and are developed with one existing home. Post adjustment the resulting three lots will be increased in size to ±4000 sq ft and ±6200 sq ft with two lots fronting on Cedar Ave and one on 7th Ave. The adjustment will allow for a wider building envelope on each lot. File LS22-040, Lot Line Adjustment, Replat of Ponderay, Block 21, Lots 7-9: Wes and Lois John are proposing a lot line adjustment from three legal non-conforming lots of record to two larger lots. The site is currently developed with two homes which are constructed over the existing lot lines. Post boundary line adjustment, one single family dwelling will be located on each lot. The property is more specifically described as Ponderay, Block 21, Lots 7, 8 and 9. File LS22-041, Lot Line Adjustment, Replat of Ponderay, Block 15, Lots 10-12: Adam and Chrissy Mitton are proposing a lot line adjustment of Ponderay, Block 15, Lots 10, 11 and 12. Currently, the lots are approximately 25'x142' with frontage on both Oak Avenue (and 5th Street for Lot 12 only). Post adjustment the resulting lots will be approximately ±47'x75' and will front primarily on 5th. The most eastern proposed lot would also have frontage on Oak Ave. The adjustment will allow for a wider building envelope on each lot.
