NOTICE OF TRUSTEE’S SALE

 On Friday, July 27, 2012 at the hour of 10:30AM, of said day, in the office of Alliance Title & Escrow Corp. located at 105 Pine Street, Sandpoint, ID 83864,

Alliance Title & Escrow Corp., as successor trustee, will sell at public auction, to the highest bidder, for cash, cashiers check, certified check or tellers check, (from a bank which has a branch in the community at the site of the sale), money order, State of Idaho check or local government check, or cash equivalent in lawful money of the United States, all payable at the same time of sale, the following described real property, situated in the County of Bonner, State of Idaho, and described as follows, to wit:

The West half of the Northeast Quarter of the Northwest Quarter of the Northwest Quarter in Section 34, Township 56 North, Range 2 West, Boise Meridian, Bonner County, Idaho;

EXCEPTING THEREFROM any portion lying within the County Road along the North line.

THE TRUSTEE HAS NO KNOWLEDGE OF A MORE PARTICULAR DESCRIPTION OF THE ABOVE-DESCRIBED REAL PROPERTY, BUT FOR PURPOSES OF COMPLIANCE WITH IDAHO CODE, SECTION 60-113, THE TRUSTEE HAS BEEN INFORMED THAT THE STREET ADDRESS OF: 1680 East Dufort Road, Sagle, ID  83860, MAY SOMETIMES BE ASSOCIATED WITH SAID REAL PROPERTY.

If the successful bidder cannot provide the bid price by means of one of the above means of payment, the sale will be postponed for 10 minutes only to allow the high bidder to obtain payment in a form prescribed herein above.  If the high bidder is unsuccessful in obtaining payment as directed within 10 minutes, the sale will be re-held immediately and any bid by the high bidder from the previous sale, will be rejected, all in accordance with Idaho Code 45-1502 et. Sec.

Said sale will be made without covenant or warranty regarding title, possession or encumbrances to satisfy the obligation secured by and pursuant to the power of sale conferred in the deed of trust executed by Jerrod Thompson and Julia Thompson, husband and wife, as Grantor to Alliance Title & Escrow Corp., as Successor Trustee, for the benefit and security of Federal National Mortgage Association as Successor Beneficiary, recorded May 17, 2007 as Instrument No. 729064, Mortgage records of Bonner County, Idaho.  THE ABOVE GRANTORS ARE NAMED TO COMPLY WITH SECTION 45-1506(4)(a), IDAHO CODE. NO REPRESENTATION IS MADE THAT THEY ARE, OR ARE NOT, PRESENTLY RESPONSIBLE FOR THIS OBLIGATION.

The default for which this sale is to be made is failure to:

Make principal and interest payments as set forth on said Deed of Trust and Promissory Note.  The original loan amount was $216,000.00 together with interest thereon at the rate of 2.0000% per annum, as evidenced in Promissory Note dated May 14, 2007.  Payments are in default for the months of November 2011 through and including March 2012 in the amount of $589.43 per month and continuing each and every month thereafter until date of sale or reinstatement.  The principal balance as of March 19, 2012 is $192,036.65 together with accrued and accruing interest thereon at the rate of 2.0000% per annum.  In addition to the above, there is also due any late charges, advances, attorney fees, fees or costs associated with this foreclosure.

The balance owing as of this date on the obligation secured by said deed of trust is $192,036.65, excluding interest, costs and expenses actually incurred in enforcing the obligations thereunder or in this sale, as trustee’s fees and/or reasonable attorney’s fees as authorized in the promissory note secured by the aforementioned Deed of Trust.
